Replaced all interior Fire Exit Signs due to old ones not working/damaged Painted over exterior clubhouse due to graffiti, also painted trim and doors Purchase Fire Extinguishers and mounted in the clubhouse due to old ones missing Exterior clubhouse lights wired to a timer Attic Insulation was all redone due to Raccoons eating previous insulation. Also insulated attic wall open space. Also spray foam insulated gaps around columns. Purchased a trash can and coffee maker for clubhouse for meetings and rentals Clubhouse Railing replacement due to old rotting and unsafe Finished rest of painting that was left do to upstairs New carpet installed in clubhouse upstairs. Old carpet was ruined due to vandalism More Trash pickup events scheduled and successful Installed Dog Waste Stations and trash dumpsters around the neighborhood Concrete pad poured for dumpster to sit on along with staining dumpster enclosure Started painting and repairs of basement damage Landscape cleanup of HOA grounds. Also re-landscaped front entrance sign Roof replaced on clubhouse with Class 4 Shingles Electrical fixed on front entrance sign Clubhouse and front entrance sign sprinkler system turned back on and major repairs completed Purchased more tables for clubhouse along with to be used when renting for private events Installed Curtains for upstairs at the clubhouse. Also paper towel dispensers Weed and Feed all clubhouse and front entrance sign grounds. Along with HOA Common areas Installed smart lock on clubhouse for private rentals Started putting no parking signs back up to get in fire marshall compliance Pedestrian Cross Walks Installed Clubhouse is being rented out for private parties/events Clubhouse upstairs speakers repaired and bluetooth capability added

2023 Projects Completed

Re-Installing Stop Signs and poles Mailbox installed at clubhouse Deeds for Clubhouse, Common Grounds & Streets turned over to HOA Restoring Power to the clubhouse. Turning on Exterior lights for safety and security Have lawns mowed and fertilized for the common areas, clubhouse grounds and front entrance sign Paying for insurance for properties and common grounds Fixing ramp at clubhouse Front entrance road repaired along with potholes North East Column fixed at clubhouse Fixing railing on the North East exterior of the clubhouse to help with safety concerns Security System installed at the clubhouse Repainting of the clubhouse upstairs interior Cleaning out the pool Repainting and repairs to the upstairs of the clubhouse. Fixes due to a lot of vandalism and stolen property Upstairs all new duct work installed due to Raccoons eating previous duct work and insulation Two new Air Conditioning Condensers and lineset added due to previous ones being stolen Dumpster installed and enclosed Clubhouse pool fencing gaps all fixed Clubhouse Exterior Trim peaks all repainted due to chipping paint Basketball Court made and installed at the clubhouse Opening up the clubhouse upstairs for HOA Meetings - Community Meetings Setting up snow removal for roads and clubhouse parking lot Held two summer BBQ Events
